Placed in the heart of Sandton the existing 25 Fredman office was repurposed for residential apartments . This development gave an abandoned building a new life.
Background
The Clients objective was/is to create an exclusive club, allowing residents to join the BLACKBRICK community and seamlessly live, learn and explore any of the current and future BLACKBRICK developments, a “global community”.
The Generators for the design were to have a clean and authentic look, emphasizing the existing buildings features rather than hiding them. The finishes embrace the raw concrete and brick that often come as a consequence of adapting buildings to residential apartments.
Responsibilities
- Meeting with Clients, development manager and other JV partners to understand the needs and incorporating them into the design.
- Assisting the Client and development manager with various options for them to run feasibility.
- Detailed documenting of the existing building to identify potential pitfalls or opportunities.
- Preparation of council submission plans and construction documentation.
- Co-ordination with consultants and contractor.
- Preparation of marketing drawings for the Client as well as sales packs for the sectional title units.
- Construction administration and regular site inspections, answering RFI’s, preparing revisions within stringent project deadlines.

DEVELOPMENT PARTICULARS
- The Building is made up of 209 residential units.
- There are shared spaces at the circulation cores that consist of: Business Centre, Library, Cinema, Gym and Lounge.
- The ground floor has a 100m² restaurant that opens up to a covered patio space.
- A new floor was added to the existing building, this floor consists of 38 spacious loft units.
